The problem

Why it exists

I run a $100M commercial portfolio — industrial, retail, hospitality, medical office, single-tenant net lease. Twenty years before that I was drawing buildings, then building them, then running development operations.

My team had property management software and we still couldn’t answer which tenant was about to leave without three people and a spreadsheet weekend. Abstracting a single lease took two hours. Nobody could tell me, on any given Monday, whether we were ahead or behind — not because the data didn’t exist, but because it lived in eleven places and none of them talked.

I built CrestIQ for us. We’ve run the company on it since 2026. Then other operators started asking what we were using.

No IT project. No vendor’s permission.

CrestIQ reads what your systems already export — lease PDFs, rent rolls, GL exports, permit records. Nothing to install, no integration to certify, no API tier to upgrade. You keep your PMS exactly as it is; we don’t touch it.

Setup is measured in days, not quarters, and we do the ingestion with you.

  • Your data is yours. Rent rolls, leases and financials belong to you. We don't sell it, share it, aggregate it into market reports, or use it to train any model — never without your explicit opt-in.

Are you replacing my PMS?+

No. Your leases, rent and accounting stay exactly where they are. CrestIQ is the layer above that answers the questions your system of record isn't built to answer.

My team won't adopt another tool.+

Fair — and it's why the default screen is five numbers, not a menu. Most people on your team will use one screen and their weekly brief. The rest is there when someone needs it.

Who enters all the data?+

Nobody re-enters anything. CrestIQ ingests your existing exports and extracts the rest from documents you already have. If it can't read something, it says so rather than guessing.

We're trying to reduce the number of tools we pay for, not add one.+

Reasonable. Two honest answers: CrestIQ usually replaces spreadsheets and a couple of point subscriptions rather than adding to them, and it's the one screen your team keeps open all day. If it doesn't consolidate more than it costs, don't buy it.

How far along is this, really? Am I your guinea pig?+

It runs a $100M portfolio and a 15-person team every day. It's not a prototype. It's also not a mature platform with a thousand logos — I'm taking on 3–5 outside portfolios this quarter, deliberately. What you get for being early: my direct cell, founding pricing locked for the life of the account, and real influence over what gets built next. Who sees my rent roll?+

You and the people on your team you give access to. Your data isn't sold, shared, aggregated into market reports, or used to train any model without your explicit opt-in — and you can export all of it, any time, and walk. Your Yardi or AppFolio account stays your book of record and is never touched.

What happens if this doesn't work out?+

Month to month after the first term, full export on the way out, and your book of record is unchanged. The risk of trying this is a few hours of your controller's time, not a migration.
